On average, a new custom built home takes about 7-12 months to complete, depending on size, complexity, weather conditions, and availability of materials and labor. Custom homes may take longer due to design style.
The first step is to secure your land. Then determine your budget. From there, you will typically need to hire an architect or builder to begin the design and planning process, including getting permits, perc tests if needed, etc.
Costs vary widely depending on location (land/lot cost), design, materials, and labor. On average in the US it can range from $150 to $300 per square foot. Be sure to budget for land, permits, utilities, landscaping and contingency funds for unexpected expenses. It's not unusual, on a custom built home, to go 10% over budget.
Most people get a construction loan, which is a short-term loan used to finance the building phase. One the home is complete, the loan is often converted into a traditional mortgage. Once the home is built you have a couple of options:
➡️you can choose to let the bank with the construction loan convert the construction loan into a mortgage loan.
➡️you can also check with a mortgage company to compare interest rates and terms. Most mortgage lenders are able to secure 30 year fixed rate financing for you if you want to get the lowest monthly payment.
It's a good idea to talk to both your construction lender and a mortgage lender early in the process, so you understand your options and can plan ahead for a smooth transition into long-term financing.
It depends on the complexity of the home you are building. For custom homes, hiring an architect may be an option. For more standard designs, many builders offer in house plans or design-build services that can save time and costs.
